HOA Guidlines



Architectural Review
 
Exterior improvements to the lot or main dwelling must be approved in writing by the Architectural Control Committee. This includes changes, additions or improvements to landscaping, fencing, painting, swimming pools, storage buildings, children's play-equipment, gazebo's, etc. Decisions will be made based on the conformity and harmony of the exterior design; quality of workmanship and materials; and other provisions set forth in the Declaration (Declaration, Article VI).

Boats & Recreational Vehicles

Boats, trailers, RV's, marine craft, and other similar vehicles are not to be parked or stored on any portion of the property for more than 24-hours in any 72-hour period unless the vehicle is less than 21 feet long and completely concealed from public view in a garage or other enclosure that is approved in writing by the ACC (Declaration of C.C.R.'s).

External Structures

Greenhouses, gazebos, storage buildings, children's playhouses, and other external structures require prior written approval from the Architectural Control Committee (Declaration of C.C.R.'s).

Fences
  • All fences shall be constructed of wooden, tubular steel, or brick masonry materials, or other materials approved by the ACC.
  • No side or rear fence shall exceed eight feet in height.
  • No fencing material shall be added to the top of an existing fence in order to increase the height. The construction must be seamless from top to bottom.
  • All fences shall be constructed so that the sides of the fence containing the  structural supports are not visible from any street right-of-way.
  • Any fence or wall shall be erected and completed within thirty days after commencement of construction of the fence or wall and shall become the property of the lot on which the same is erected and shall be maintained and repaired by the owner of the lot.
  • No fence shall be stained to alter the fence color from a natural wood color. Clear sealants may be applied without prior approval. All stains must be of a natural cedar tone and any exceptions must be approved in advance by the ACC comittee.  The use or application of paint as a fence treatment is prohibited.

Home Businesses

No residence is to be used for business or professional purposes of any kind or for any commercial manufacturing purpose (Declaration of C.C.R.'s).

Landscaping

Residents are responsible for maintaining a clean and attractive lot at all times including: lawn mowing and weeding on a regular basis; edging the street curbs and sidewalks that run near their lot lines; and the prompt removal of all litter, trash, refuse and waste (Declaration of C.C.R.'s).

Pools & Hot Tubs

Pools and hot-tub additions must be approved in writing by the ACC before construction begins (Design Guidelines).

Satellite Dishes & Antennas

Satellite dishes less than 18 inches in diameter will be allowed provided that the location and color of the dish are subject to ACC approval.*

All radio and television aerial-wires or antennas may not be visible from the street facing the residence (Declaration of C.C.R.'s).

* The above restrictions are guidelines not intended to conflict or supersede FCC 
   regulations.

Storage Buildings
  • All storage buildings require prior written approval of the ACC.  The following are ACC guidelines but do not constitute approval.
  • The maximum height of the storage building at the apex shall be limited to eight feet, six inches.
  • The square footage (floor area) of the building will be reviewed by the ACC on a case-by-case basis.
  • The exterior color and trim of the building shall match (reasonably close) to the  exterior color and trim of the house. The color of the building should blend in with the house.
  • The shingle color should also match (reasonably close) the shingles on the house.
  • Plans that provide details relative to location of the building on the lot, size (length, width, and height), and typical construction materials shall be sent to the ACC for review and approval.
