2010 Annual Meeting

We had a very successful annual meeting on January 25th and had a total of 256 homes represented either in person or by proxy.  The special assessment vote for the additional pool did not pass so will not be addressed any further this year.  We are pleased to announce that Tiffany Sheppard has been re-elected to your Board of Directors along with Cindy Cowan who will be new to the Board this year. Welcome Cindy!! We also wanted to thank Wayne Gerlach for all of his hard work and dedication serving on the Board and we look forward to continuing working with him on other community issues as he is  a vital part of Crawford Farms.

If you were unable to attend the meeting, the packet handed out, the 2010 approved budget, and the power point presentation from the meeting have all been uploaded to both this community website and Premier Connect.

Community Update Meeting Summary

As we posted before, Heritage HOA hosted a Community Update meeting in January and extended an invitation for all area communities to join as well.  There were presentations from the North Fort Worth Alliance, City Councilman Sal Espino, and Quick Silver Gas Company.   Below you will find a summary of questions asked at that meeting as well as the powerpoint presentations regarding the NFWA and gas well drilling on Old Denton.

Water Leak at Old Denton Road

As you are probably aware, there is a leak at Crawford Farms Drive and Old Denton Road and I just wanted to clarify that this is a City of FW leak and not the Association.  February 1st, the area froze over and caused an accident and several members of the community along with your Association Manager have been calling the City to get this fixed. 

There is currently a work order open for this repair and we will report back to you as soon as there is more information.

ROOF UPDATE

We are aware of all the new roofs being installed in Crawford Farms and this is just a reminder that if you are planning to replace your roof with anything other than the original, 240 lb standard asphalt shingle in Weatherwood color, the an ACC request has to be submitted and your new roof must be approved by the ACC Committee.

The Architectural Control Committee has recently approved the following shingle variances for roof replacement within Crawford Farms.

1) Timberline - Barkwood
2) Timberline - Mission Brown
3) Atlas - Weathered Slate

Please remember that you still need to submit an ACC request for any of the above shingles.

Roof Repair Update: 6/29/09


We are aware that there are several homes that were damaged by the recent hail storms and just wanted to remind all owners of a few important stipulations when making your roof repairs to make sure all modifications are in accordance with your governing documents.
Please refer to section 4.1 of your declarations that states the following:
“(iv) the shingles for the roof of each residence shall be composed of 240 pund standard dimensional asphalt shingle with weather wood coloration.”
The ACC Committee has approved one other type of shingle and it is a Storm Master Slate- Lifetime Shingle- in the weathered slate coloration. This is most likely the different type of shingle you have noticed around the neighborhood. The ACC Committee and Board of Directors both feel that this is an upgraded shingle that adds value to the homes in Crawford Farms.
Any variances to the above stipulations must receive approval from the ACC Committee. ACC Request forms can be found on the website.
Another reminder is that contractor signs are not allowed at Crawford Farms per section 4.14 of your declarations so please remove any that are being displayed in your front yard. We have had to send o ut over 150 violation letters and that is an expense using the association funds that can be prevented.

Zip Code Change Update

We have received the letter from the Post Office that our new zip code is 76244. There was also am article in the May 28th Star Telegram. The new zip code goes into effect on July 1, 2009. Our mail will continue to be distributed by the existing Keller Post Office that supports us today. One item missing from the letter and the newspaper article is that we have the option to use Keller or Fort Worth as the city. Donnie Lawrence of the Keller Post Office says that our mail we be delivered based on the zip code not the city. So we have the option to use Keller or Fort Worth, even though we live in Fort Worth.

STREETS - Just a reminder that the streets are not owned by Crawford Farms HOA and any issues related to them need to be reported to the City of Ft. Worth.  You can find the correct contacts and a lot of other useful information at http://www.fortworthgov.org/.


*WEBSITE* - The purpose of Crawford Farms HOA website is to use this wonderful media tool as the MAIN portal to communicate with all the homeowners.  We are using this media tool to update homeowners of meetings, events, alerts, informational portals for our community and local information.   This is set up to be a one stop directory.

Residents may request posting an ad on the bulletin board area or placing a notification on the Lost and Found area.

ALL ADS UNDER THE BULLETIN BOARD AND LOST AND FOUND WILL BE DELETED AUTOMATICALLY AFTER BEING 60 DAYS.  If you need or want your ad placed back after 60 days, please resubmit. 
Ads may be for Business/Services (such as lawn mowing, babysitting, roofing, etc.)  or classifieds. Ads and web pages may not contain or be linked to objectionable material.

Lost and Found may be for anything under that nature such as dogs, cats, material objects, etc.  Please remember that you cannot post anything type of signs or flyers on light posts, stop signs or street signs.

Crawford Farms HOA website is a family oriented website and all material must be appropriate for all ages. All hyperlinks must ensure that all websites visited from Crawford Farms HOA have material that is appropriate for all age groups.

All information must be approved by the communications committee, webmaster and Board of Directors.

Crawford Farms HOA reserves the right to deny any material and/or links to any website that contains obscene or objectionable images and/or text.  Crawford Farms HOA does not endorse or recommend any company, person or their product in these advertisements.
